Don't be afraid to cut him loose if his expectations are unreasonable. 

I'd say that with your maintenance skills it would make sense to invest close to home and do your own management for awhile before you try anything at a distance.Your goals aren't unreasonable.

Other apartments with full amenities are getting $1700+ for a 2BR/1BA unit, so $1250/month is not unreasonable for a spacious, comfortable and convenient living space.

Ideally I'd love to be there for every bit of the process, but I know this is unreasonable. 

A 525,000 asking price doesn't sound unreasonable - leaving 95,000 minus closing costs = 80,000.

It's not unreasonable since numbers in the South are going up, but did your agent explain the procedures and they can do once a week showings within a two hour window and everyone will have masks and gloves and only one group in at a time?
