Seems the common theme is the typical "the best time to have started was long ago; the second best time is today!"  

I may be with my 11 year-old son, he loves the Shark Tank show and that's the theme of Thursday's meeting.

I am definitely picking up some common themes, mistakes, success factors, etc. and am trying to learn as much as possible

And I agree, rentals seem to be the theme for investors in our area.Michael, thank you for your warm welcome.

So I am reading the same theme across the board.

It's actually a theme we are seeing --- more and more cities are moving in this direction.  

Also, I'll be sending out the final results on the Marcy House soon ... but to save the suspense, I sold it for full asking price, but agreed to quite a few seller concessions so I cleared roughly $15k on it, which I split with my partner.

But I wanted to start a convo with experienced REI investors to see if there are common themes, threads, and lessons that can be drawn from your combined experiences.

I try to send a snail mail piece every month, an email every month spaced a couple weeks from that, a hand written note or card of some sort every 3-4 months, and a cheap gift (Usually themed with the holiday) every 3-4 months.
