I did see a motorized tripod boom that would get about 12' up with full remote controls from the ground for about $10K.I'm not expert on this stuff, but to me the technology seems pretty amazing.

In all my units they have a mounted fire extinguisher in the kitchen, each level has at least one hardwired smoke/ carbon monoxide detector, and I install firestops above the stoves.  

The blower fan motor (and/or the capacitor that starts the fan spinning) malfunctions.

I've thought of that myself - - but with only 6 units, I didn't see it working out.Two concept on LL provided services (of any kind)you have to forbid competing services, eg no one has access to the roof and/or may mount a disk to any component of the building then take responsibility to keep it operationalThat said, you could then approach this facility as a marketable feature ( Internet & Cable TV included), OR attempt to get an income line from the service, like Laundry.

It's a Hampton Bay "Midili" model and I have about six of these in different units, so I went home and looked at the warranty information and it says LIFE TIME WARRANTY on motors and 1 year on other things. 

I'm thinking to tweaking the furnace to have blower motor run 24/7 to equalize the temperature between the units.

But I still hit WC every holiday season when I am in the Motor City!

We're not allowing a new installation on the roof, but will allow them to use an existing Direct TV roof mount that was left from a previous tenant.
