I'm a mainstay there and yes their rep system is useful a bit flawed itself due to countless rep trading.But to be honest implementing that same system here would be more detrimental than the current system as I can see overuse of the rep system with constant rep trading unless there is a way to moderate that kind of system which unfortunately isn't the case over at bb.com

Back in 2008, before market meltdown, countless of investors acquired multiple properties (4 or more) in Florida at inflated prices only to be stuck with those same properties once the economy tanked and lending regulations changed.Like you pointed out in your original post, the key to acquisition and flip is location, location, location.

Even if I had some disaster money sucking deals to begin I wouldn’t let that stop me... because AGAIN I’ve heard countless stories in the podcasts/forums about people starting terrible then recovering and thriving.

It's relatively simple and would give you substantially more credibility.There's nothing wrong with being a consultant, but I've seen countless unlicensed Real Estate "consultants" engage in actions that require a license - not intentionally or maliciously, moreso by ignorance.

Hope it works out for you but I have seen over a decade on here countless tries buying low end properties states away and it rarely works out.If you are an accredited investor there are likely much better avenues for investment and less headache for the same return available.
