There are a lot of great services like Cozy that allow you to set this up for free.

I have tried implementing Cozy, but it allows the tenants to submit partial payment and then I have to manually apply any "one time charges".

I would also recommend taking a look at Cozy, which is a free platform that you can use for tenant screening/applications and accepting payment online. 

They said that a deposit had been made from cozy into my account on Friday via ACH, but then cancelled on cozy's end (so maybe not incorrect info if chase had my info?

I find City does not want to comply and even with rules on builders side, there no money to fight .  2nd: any grade, flood, fire or density is another issue city will wave the flag on. 3rd: finding builders that have confidence to work in confine yard, things out of the ordinary. 

If they're still interested at the end of it, I say here's the application (Cozy.com), to send it to me by the end of the day including background and credit check (facilitated by Cozy), and go from there.Hopefully this helps!

There is no reason to spend the extra money setting up a self-directed plan unless you intend to use it investing beyond the confines of Wall St.Keep in mind, the 401k loan is not "cheap money".  

I've used Cozy's in the past and liked it. 

Cozy and Smartmove by Transunion are used by a lot of landlords for screening services.

I have around 20 residents that pay via Cozy.
