On one side "water included" will attract more tenants but it will encourage the abuse of that privilege that @Joe Delia is talking boutOn the other side adding a separate water fee may be difficult to collect but will make the tenant more cognizant of water costs.I think ultimitly I will have the water seperated but this would be a fix in the mean time while I am living there.

Unless you have something in writing notarized and certified then it has no teeth to it.If the city wants the land they could perform an abuse of power with a higher use buyer wanting to go in and make it difficult for them.

In my research though they actually have a decently high population of families and older folks and also a lack of vacant/abused homes.

Kris Ashili - Define your rental criteria and apply evenly across all applicants.Example:- Credit score > 650, else cosigner needed - Proven income > 3x rent- No violent/sexual crime records- Good references from job & 2-3 previous landlords (this could let you legally deny them all if you found bad prior history)- No evictionsAdditionally:- Upfront payment (1st/last/1 month sec dep or whatever is max allowed by law)- All tenants must be named on leaseTo avoid any perception of discrimination, apply the standards and send rejection letter highlighting (use check box form letter?)

What would happen if that person were a criminal or worse some type of sexual preditor  and this homeowners wife was home alone  this is why Open houses the female RE agents holding them must really be aware of their surroundings
