Advice on my neighborhood selection

Hello,

I live in Columbus, Ohio witch if you are familiar witch has a pretty hot market with prices and lack of inventory. I have been looking though in some of the less hot neighborhoods that are well established but still a bit rough. The 3 areas I have been looking at seem to be mostly overlooked (My friends look at me funny when I bring the neighborhoods up). In my research though they actually have a decently high population of families and older folks and also a lack of vacant/abused homes. They do definitely have some gang/drug activity in pockets though. I am finding some decent cash flow and return figures, and they are close enough for me to bike to. Any advice on Investing in the part of town that can make you a bit uncomfortable? From listening to the podcast they have had a decent amount of investors that have been very successful in what would be considered the rough side of the tracks.
