Ironically I have helped people get into investing in real estate, but have never taken the plunge myself.  

How old is the building and what kind of waste water plumbing does it have (cast iron, plastic, etc)? 

Have not did what you are planning to do but A bit of advice I can give you is have all of your information/specifics ironed out BEFORE you go to the county.

It's not uncommon to still discover things like galvanized supply plumbing, cast iron drains, orangeburg sewer lines, ungrounded wiring, aluminum wiring, and even old knob and tube. 

Strike while the iron is hot.

It's ironic that my attorney brought up a Delaware LLC and my lender did not.

I was at a meet up this month in Dover and one investor there works at the hospital in Dover and had mentioned the hospital struggles with housing travel nurses and she was setting up a meeting with someone from the hospital to talk about the hospital setting up housing contracts with MTR’s in the area and she was looking for investors with units to show the hospital the supply that could be provided @Patrick McCann … this is SO ironic as that is exactly where I am right NOW looking now for properties to both Buy and use as MTR’s and also potentially Arbitrage for that area.  

You should ensure you have all areas covered and the legal entity set up is iron clad for your purposes.

Ironically we found a more environmentally damaging way to make "clean" energy then the "dirty" energy, lol.
