in a correction rents do stop they do go down and if your maxed out on debt you do risk the chance of failure in a syndicated deal. lets look at as you state all these folks that have never been through a correction.. and lets look at all the screaming deals that came up post 08.. most were debt related .. debt to high.. rents crashed.. lenders would not renew and or they could not find lenders to replace their current debt.Lets look at those that had massive equity or paid cash.. those rode it through no problem.. but the problem is you out there trying to compete with the syndicators of the world who have to show great returns.. to attract investor dollars how do you do that MAX leverage...

After some screaming and swearing, and him telling me I had to excavate the exterior and had to rebuild the foundation, I still had to pay this knob $450 for the write up and then part ways.

Unless getting lots of registered mail is something you get pleasure from (as well as watching the mail truck pull up and get the sweats when the postal worker comes to the door), I'd run screaming from kay's deal. jmp

More importantly, I have never felt more vulnerable than when I was buckling a screaming newborn into a carseat, while running errands alone, still physically weakened and recovering from childbirth, with my wardrobe basically limited to stretchy clothes (impossible to conceal a weapon.)

At least if you don't want to get in major trouble.I had 3 crews  2 in each.. boy girl... we hit EVERY NOD in the 4 county area... so that's a metro area with 6 people working it and that brought in 2 to 4 deals a month... so think about that.. now I only bought screaming deals..

Even with a GC, problems arise causing delays and sometimes default.A 2nd home that's now bringing in income as a short term rental screams occupancy fraud to a lender (even though you probably didn't mean it to work out that way)I think you should pass on the lot and slow down a bit.

The numbers could be very appealing no matter what "rules" you apply.There has to be a reason it's a screaming deal, and I've not yet seen it; however, analyzing this deal brings me to an interesting question were I to pursue it.Say I buy the property for cash, disregard any actual numbers; let's assume I have "normal" tenancy (10% vacancy) in the time leading up to the bank transaction.
