No more ESPN radio for me, no more classic rock (well almost none), now it is all about listening to Dave and Brandon on the BP podcast, and Don Costa and a handful of others.The market is going to turn at some point while you are in college and there will be some real opportunities to buy. 

Can you add/rebuild/repurpose the footage within those brackets and still profit. 

My recommendation is to go with a classic style and color that won't feel dated in a few years.

And I have 4 Classics of Landlord Lit in a blog post for the new buy and hold types (probably get them at the library  or used for a song).

If the bank leaves, the drive-thru and everything else is already setup as part of the building and likely re-purposed for fast food or whatever else could go in there.Thoughts?

It's a good list, but the book list I'm surprised they didn't list William Nickerson's "How I Turned $1k into a Million in Real Estate in My Spare Time" which I consider THE classic and upon which most current RE gurus have based their teachings on.

So this starts the classic chicken-and-egg scenario. 

Peter Lynch in his classic investing book One Up On Wall Street essentially says the same thing, he says invest in what you know. 

Chicago area investors buying 2-flats - There’s no shortage of classic Chicago 2-flats for sale around the city’s many neighborhoods, and if you’re willing & able to buy and renovate in a rougher area I can see how the finances may work, but I’m having loads of trouble making the numbers work in more desirable areas.Are there any Chicago BP users buying 2-flats in areas like Wicker or Humboldt Park, Bucktown, the Milwaukee corridor up through Avondale, or West Town/Ukrainian Village?
