@Andrew Newlon We own a single family, and some raw land too, but I generally lean towards multi-family due to the location, and colleges in town.

Try this perspective:  raw land is is a zero maintenance asset with trivial taxes.If you develop it (zoning, water, sewer, permits) and only create pads for the units, your investment is small.

Just like there is precedent for entitling raw land but not turning a shovel on it and still be eligible for 1031 treatment especially if you feel you can demonstrate that your intent was not primarily resale and some time has passed.
