Broadly for me/us I'd just say that our perception of where the market/economy is headed just informs more of a general intuitive appetite for using leverage.My view is that uncertainty in future market outlook (perhaps forecasted by leading indicators) mainly drives price volatility, and perhaps increases risk of lenders 'calling' revolving credit lines to meet their own liquidity needs.The more 'bad' the indicators are, the more chance that we perceive our lenders possibly wanting to 'call' revolving lines of credit, is the way I think about it.

You first implied that you believe an owner should be able to do work on a property they own to resell without a GC license and that if you need to hire subs for those projects you believe fall outside your perceived expertise,  you should be able to pull the general permit, without a license, to hire those licensed professionals.

The problem is, not many of us will be on title long enough to excercise those rights becuase the titel comapnies, whom are in bed with lenders, are simply not going to issue title insurance becuase of the perceived risks.
