So I would recommend shifting your thought pattern away from "evict" and toward "pay off."

Obviously you learn which borrowers to trust and likely notice patterns in those types of people but it doesn't seem like you could get involved or build any type of relationships. 

There's known a pattern of filing law suits and claims by tenants when they are planning to vacate.

They are sophisticated and have very large teams of people with very fancy degrees who study credit card spending behavior and patterns.  

I see a ton of people that self diagnose off the internet or via relative or friend and then I see the pet and they are so far off base it makes me laugh...... skin has a limited response pattern, so lots of skin disease can look very similar to each other....they need to see a professional.... if you are lucky you will eliminate bed bugs off the list of causes just via a medical exam.... that's step one......Your side is to make the investment to have the home inspected....and I would probably do that no matter what... the inspection shouldn't be that costly and if nothing else it will protect you if it were ever to escalate to some legal issues...you did you due diligence to address the concern etcIf the inspection does reveal bed bugs, I would highly recommend you research various treatments and costs....some of the prices I have heard quoted are ridiculous.
