Just be sure and inspect them, if you let them put in their own.But, any apartment with either a W/D in place, or hookups, will be more desirable to tenants, and command a higher rent.

Every penny counts right now, and I would rather have a vacancy in this property one year from now when I have the ability/bandwidth to deal with rehabbing units and showing the property and getting a new tenant settled - plus the location is changing quickly and will command much higher rents in 1-2 years than now.

It's more than simply avoiding the possibility of expenses due to  weather or vandalism.Once a property is retrofitted and brought into service, they typically command above market rent, while providing the client/tenant with above market value.Alas, I presume we shall continue to look at the glass from differing perspectives.

I do not have a very commanding presence, and while I talk sternly to tenants if required, I feel like I have no leverage in this situation because the tenants will keep ignoring me unless I "do" something, not just talk.Making matters worse is the fact that they are dirt poor, and my sympathy meter kicks in.

The level of workmanship is of a handyman quality level so could certainly use further improving.Below is a list of possible improvements/ upgrades I could make to the unit and I would love any advice as to what improvements have provided the best return on investment in terms of commanding higher rents.

If you can command more rent, then replace, as it will bring in more rent and provide a higher value for the unit.
