So I'll take a rough stab at a deal and that might spur conversation.I see it potentially going like this; He fronts me down payment/CC and I buy the property.

We have a solid amount of equity in our home but tons of debt in student loans and a little CC debt we’re working slowly to wipe out (will have gone within 15 mo). 

Also you will get a fair amount of folks that say just sold their business for some amount of millions and want to learn this stuff and 40k is just play money to them.And of course you have the others the dreamers who have to put it on CC and go into serious debt to do it.. ( which of course i would never advise to do)  but then again Hewlett and Packard started with a 15k loan in Palo Alto so who knows. 

They can also CC the offer to the agent's broker along with your broker, so all parties involved are making sure that the offer is actually presented.

We're doing all dry as our area doesn't have a need at this time to support CC.

I am more than willing to use credit cards or something in the interim until we get it rented and costs covered or we can take out a distribution in January but my husband is more risk-adverse than I am and won't take the CC route.

From tracking lease details, auto payment by ACH and cc and more.
