I'm happy that we were cautious with our estimates before we purchased; it allowed us some breathing room.Typically I purchase properties for buy and hold, long term income but, I like to be nimble and make the money where the opportunity presents itself.

In a low cap environment you can create serious equity by honing in on multifamily properties that you can breath life back into with cost-effective upgrades and good management.

I would not hold my breathe.

Understandably, mortgage brokers have a wide breath and depth of lenders in their pocket and would be more knowledgeable but what is the trade off of higher fees rather than searching for my own lender through my local community banks? 

In that same breath, personally speaking by doing both, I am able to bring greater value to my clients but the trick for me was to hire staff to pick up the busy work and allow me to focus on increasing and maintaining my client base.
