@Gil Enav- thanks ...getting a feel on value added will really be dependent on similar properties in your area having been sold in the pastg few months ....appraisers will use recent sales are comparables to justify the value of your property .....as it sounds like your property is unique - this might create an issue or challenge as recent comparables might not exist or the ones that exist arent great ...... also fyi - appraiser classify / calculate " sub grade " square footage different than above grade space ....the sub grade value is lower ..also regarding getting a HELOC in place - you will need to have 15-20% + of equity

It seems like it requires a set number of deals (it was different based on what article I read), or set money invested (again varied), or over 750 hours of real estate services (again it didn't really classify what are RE services).I'm super curious (You might even say Undeniably Curious) if anyone here is a Real Estate Professional for tax purposes or if they've done any better research.
