Just remove the stove & you can rent it out just like you would a basement, the stove which is what separates an adu from an basement apartment is most cases, has less effect on rent than a lot of people think imo.

We installed granite throughout (kitchen/baths), laminate flooring in common areas, canister lights, new stainless steel appliances (range/dw/stove), carpet in bedrooms, new cabinets, new 2" blinds, canister lighting, etc.

The thing I'm considering now is, yeah it's a better rent, but repairing the roof, putting in new carpet every few years, painting, replacing a stove, all those things cost the same for a $60,000 house as a $200,000 house, but it's going to hurt a whole lot more on the bottom line.

It goes very fast.These are good to use behind stoves (usually takes just four of these to cover this area); makes it easier to clean off any grease/food tenants can splash up from cooking.I've never used the stick tiles yet so I don't know how well they would last around the heat of a range.Gail

Besides new flooring we also do 2 tone paint with crown, new laminate counters in bath and kitchen and if needed, new stove and toilet so we are spending quite a bit for each rehab.
