Perhaps some raw land in Ellis county I could place a few well built modulars on...or stick build when I  find a dependable builder who is willing to build lower cost homes.

Talk to your planning and building dept to understand their timing to process your permits and the costs associated with plan check AND the utility fees to extend them to raw land (impact, connection, tap, meter fees) 4. talk to builders to get their per SF costs for new construction, lead times to pull permits and schedule construction and length / duration to build it. 5.

Trust me there are many moments in RE investing that are even more boring and awful than anything you'll experience in school (how about a crawl space full of raw sewage!!).

Yes, the Act applies to raw land if you can build or place a home on it.Ken, we are on the same page, I'd say that while you specialize in mobile homes, there is not a far stretch at all in these matters to apply what you have said to land or conventional homes, if any at all.

I like the land game myself and once I learned how to create a mortgage on a raw piece of dirt I was hooked.

I did however manage to find the occasional park zoned for more units and even one in my area that had just not been built out at all (seems to be raw land).
