You should also receive a preliminary title report that shows all liens and encumbrances and the terms of the auction and the purchase agreement should specify who is responsible for satisfying any liens.

@Guy Gimenez survey is very regionalized I have found over the years..in Texas I see this as matter of course.. and in SC were I am active with these properties that were created with metes and bounds and are 200 years old there are encroachments on virtually everything we do there so survey is very necessary.Out our way were we are generally dealing with lot and block and post 50's its extremely rare to survey... you can find some small issues with fences being off a bit.. our title companies will identify on the preliminary title report which lots are being insured and conveyed pretty easy to determine if there is an issue.

I am hoping there is some way to look up the property addreses in order to do preliminary analysis and get a property profile to establish if the property is something I'd wanna even make an offer on, BEFORE I contact the attorney or executor.
