Actually when the market is tanked in 2022, my high dividend ETF portfolio is flat.So I dont invest at common stock but I do invest in extremely specific highest paying Dividend and hedge it accordingly so market movement doesnt have too much effect on me.Look at SVOl, the 30% SEC Yield is like 16%.

Or, a FEW bad actors whose intention isn't even to wholesale, but to cloud title and then charge a fee in the future to uncloud title when the homeowner wants to transact.However, the anti-wholesaling movement, which is really outlawing wholesaling without a license, is being driven by NAR (national association of realtors) and NOT by consumer protection agencies.

Although that may wreck our original T&G wood ceiling...Also in our BR, top apt. kitchen is above...so we have the situation where we feel we cant use our kitchen after 11ish even if we want to...and where we may be awakened by movement in the upstairs kitchen when we sleep in...hoping for a reasonable and reliable solution...so this triplex is not functionally useless due to lack of basic sound proofing

I know everyone says to focus on areas that are "hot" with movement, but if you know the area very, very well and you feel like there are buyers out there in the area or renters to fill the space, then if you get a great deal and have the capacity to do it, I say go for it.

When agreeing to a lease you STRIKE OUT any leasing agent perpetuity clauses where they keep getting paid upon renewal.If it's a national tenant that is premium it is okay to pay the leasing commissions at the time of occupancy.
