They require bids from your contractor, which basically means that you need to have not only the design (architecture and engineering fees need to be paid upfront), but also foundation/excavation, permitting, utility pole, sewer connection, trenching, etc. all baked into your final number.Keep in mind that after the bid is in, any changes result in change fees which is where a lot of money is made.

Trying to stepwise refine one system at a time will just drag out the cost and time to completion.IMO, you need a great architectural style and/or community to make this pay off in the long run.

That is probably the easiest way to find the lenders doing those loans.If you are just getting a standard build on a development then you will be fine, but if you need to do anything extra: plans, architectural reviews, etc. then you will still be paying up front for those things.
