@Mike DymskiWhile I'm mentioning Mike on this posting, it's really for everyone.I will have to say that when it comes to sharing the numbers, it will be a very lengthy posting as I like to share the whole truth and nothing but the truth!

I actually just posted a post here on BP about how my parents and me did our first deal with absolutely $0 of our own money (as of today) I laid out our full process etc, so it's a bit lengthy lol. 

As time wears on sponsors with great track records have lower equity costs of capital so investors have to make a choice to stick with this type of sponsor, try a newer one with a less-lengthy track record, or invest their money in other types of projects.  

With such a time constraint it usually doesn't make sense to allow the lengthy process of an inspection.

I think she thought I was going to straight out evict tenant C & D, which I might've, except after considering my options, it seemed like an overly pricey, lengthy, and risky move that could end up taking a month anyways. 

It seems hard to find mid-level rentals that will cash flow.I like the idea of SFR tenants paying their own utilities, caring for the yard, and a lower risk of turn over due to lower conflict with other tenants. 

It is very difficult and lengthy to build credit as an entity.

I was told the housing authority supervisor in our area transitioned and thus contributed to lengthy delay / backlog in addressing the needs of our home.  

The market rent takes into account the variances in month durations.This implies the tenant is paying and the landlord is getting exactly what they should per month.In addition, trying to collect rent based on month length is so much effort.
