You'll find the cost to borrow a lot cheaper when that number goes into the mid to high 700s.Good luck,BrianI think everyone agrees that I should get rid of the two giants (auto payments).  

No utilities and damage are giant red flags, it is down hill from there.

But you can know 100% for sure if you just call the power company and ask them if they send one giant bill for the entire park to the park owner or if they send individual bills to each tenant.You don't want to even think about buying a new park that has 0% occupancy.

You could buy it yourself--I've gotten some of my best/biggest home runs that way.You'll understand and be able to resolve problems with elegance when you have the experience lots of closings under your belt, whether they are yours or a buyer/seller of yours.Being in a high-energy office with lots of top producers is a giant MOTIVATOR and wonderful learning experience.IHMO, if you want to be more than just "involved" in real estate, get your license.  

I went to school at the UofA in Tucson, lived for a year in Scottsdale, attend SF Giants Spring Training Camp regularly, and own a single family rental in Scottsdale, so I’m out there frequently and know the state well.

My Giants are in desperate need of a nasty, road grading SOB.

I'm thinking this is a great place to rent for military families - Colorado Springs has 4 Air Force stations (Peterson, Schriever, USAFA, and Cheyenne Mountain) as well as a giant Army base!
