For #2, if you exhaust your traditional number of loans, you can just use a hard money lender or a non-qm lender.

But one thing I will say, Chad and his reservoir of talented staff, colleagues and partners do exhaust themselves to make sure they find the right funding for your deals.

The seminar business is a dirty business, and unfortunately, many of the "seminar guys" out there have one agenda: feeding you enough content to keep you in the game but not really teach you anything you can monetize until you have exhausted your savings and maxed out your credit cards.

Josh, I like the idea, however will probably wait until I've exhausted others ways of contacting them.

Perhaps the other wholesaler has exhausted all their resources and couldn't find a buyer and now is reaching.As a side note, I am not sure what your state laws are, but it could be illegal to market another wholesalers deal, unless your a real estate agent, or at least have legal interest in the property by having the house under contract in your name.
