Once that is all settled and you start your closing, if you have purchase agreement with the seller that closing is at place of your choosing, title company or your attorney's office, then tell/offer your buyer that you prefer closing to be at your destination.  

I personally like a combo of infrastructure and vacation destination.

I am looking at Destin, FL and these sites are putting out numbers for a 2/2 condo as generating 40-50k in revenue a year on AirBNB.

Surf City may not be a growing population however it is a very popular vacation destination for people looking for the more relaxed vacation spots.

This is also a smaller strip center with a couple of regional tenants, and the other being "destination" type mom and pop businesses, on the busiest street in town.

Anyone can buy a foreclosure and Johnny lunch bucket can do the TIP TOP reno.. its all about PM without it your destined to fail in my Humble opinion and personal experience. further its my sincere belief that C properties are NOT an appropriate investment for anyone who does not live and work in the area.
