We had other tenants who spoke Arabic who helped us communicate initially ... after 4-months, the seven year old had a fairly good command of English and French.  

If you friends military you can always use command.

Hmm; Just because the school year is short and you get a full 12-month lease, doesn't mean IMO, you will get/command a full payout on those terms. 

Washer/Dryer in unit and undercover parking can command $200/month more in my area.

It was good for an additional $30/month (per tenant) in rent over our competition (which was 45-50% of what the tenant would have to pay to get an equivalent service of their own).Now we command less of a rent premium to the competition (on that particular aspect), but these properties have had < 2% vacancy in the past 4-years.Naturally, you only do things in business if they directly or indirectly serve the bottom line.

Does the unit need updating to command market rents?

With any dog, I require a "pet assessment" to be done by a qualified/certified dog trainer who can assess whether the dog is well behaved and obeys basic commands. 

Property is well kept and commands top rent.

You can get renters in other seasons however you also can command a better price during a season when there is more competition for rentals.
