I listened to a BP podcast about wholesaling properties and got interested, but being that i have a sales background, i look at wholesaling no different than sales (marketing campaigns, cold calling 100 people, etc.) not a get rich quick scheme, i would love to hear some of your guys stories on wholesaling and connect with you as well.

Things we look for when we tour properties:Not updated (entrance) property sign/logo - must adapt to current times not when the property was first built; must attract high quality residence Logo not in appropriate sizing/ color, not big enough to see - logo must be emphasized so people can see hence it will bound to be useless; so people will be aware where to goNot well maintained foliage or garden stripsNot coordinated paint scheme (exterior) of the unitsWall (exterior) stainsFurniture (owned by tenant) not well kept in front of the apartment unitPlacement of barbecue grill (personally owned by the tenant) in front of the apartment unit- fire hazard Light fixtures (interior) must be change, must be uniform- existing lights have combination of white and yellowEven if the bathroom and kitchen area looks fine, it needs cleaning (TLC)Mismatched appliances (refrigerator white in color while the oven is color black) - small details make a huge difference.

I also believe that you should work their pricing scheme into your calculation or communicate with them through the entire process from identifying the property, the initial walkthrough, the offer, and the acceptance.

YUP not going to get a HML to come in as mezz financing.. you need to put your time and effort into raising capital then go shop.. not that you can't find some seller that will give you a owner financed deal.. but its a lot of leg work finding that one seller that will do that.. it happens of course.. will you put in a year and thousand hours or hit one right off the bat. this broker is protecting his client like he should.. in the grand scheme of things your talking small money.. so it should not be too difficult to go find a 50k investor.. and yes most are all full of BS... not sure if these folks who are all hat and no cattle get a charge out of wasting folks time.. but its seems to be a pretty common theme.
