If information is relevant to Landlord’s decision to rent unit, Tenant will have breached these rules.iii)Negligently destroy, deface, damage, impair or remove a part of the premises or knowingly permit a person to do so.iv)Profane, obscene, loud or boisterous language or unseemly behavior and conduct is prohibited.v)Criminal activity on or near such premises, engaged in by a Tenant, any member of the Tenant’s household or any other person under the Tenant’s control.c)Noise – Tenant shall not play or operate pianos, radios, television sets, or other devices at an unreasonable volume at any time that causes a disturbance to any neighbor and their peaceful enjoyment of the premises.

That washer holds up at least as well as most traditional flaps, but the mechanism seems to go slightly out of alignment resulting in a behavior similar to a poor flap (the toilet flushes on its own).  

My tenant displays erratic behavior, including possible drug and alcohol issues, and obsessive tendencies.

Gifts should promote behavior you want like longer term tenancy for examplestuff that makes them enjoy the unit more or things they can enjoy at home.

You will have to talk with them and assess their answers and behaviors. 

As an agent- here's my thoughts on your dilemma:I do my best to mirror my clients behavior.

I look at national economic policies (inflation & interest rates), local market growth (population/rent/job), inventory behaviors (including absorption) and try to track markets where there are institutional inflows. 

I feel quite strongly that you incentivize the behavior that you want to perpetuate - this is not to say that you're "screwing" PMs out of their money.

I do some freelance paralegal work for a few attorneys here, and have witnessed others with just plain unethical behavior; that's not for me.

But mostly we are looking for criminal behavior.
