I still contend that if you can cash flow and still benefit from paying off principal each month, which is not an issue even at these elevated numbers, then move forward aggressively.

I'm starting off I inherited some very good commercial rental properties and am looking at another to invest into I'm looking to buy and hold , it is listed with a big broker, the property is 100% occupied by large tenants they have leases till 2022 with 5 year options.ot is a 16000 sq ft office built 1986 with elevator, 100 parking spaces.

I am good with being pitched and expect it.Good points, Jay.MMG’s, REIA’s are not churches, but even churches need to stick their hands out.The point is if you gain value and an advantage by being a part of a group.What I don’t appreciate are MMG’s that form with the underlining intention of selling product through the group versus elevating members within the group.You see that a lot in the real estate space.As long as the pitching is done upfront in an honest and forthcoming manner, I’m good with it.Thanks, Jay

As much as I would love to give the neighbors the eyesore of putting a parking spot in my front yard as a result of their inability to be reasonable, the house is elevated 2-3 feet from the driveway and has steps leading up, so there is no accessible way to put a spot there without regrading the land.
