Since it is a duplex I would likely do whichever is cheaper.  

They promise to work with you past 6 months or until 3 deals are closed (which you split 50/50) whichever is earlier as long as you do 1,000 mailers per week and attend at least 1 live office hour per week but the 6 months is implied to close 3 deals based on their marketing and conversations. 

I also include in minimum requirements  minimum credit score of 600+ with no utility, cell phone, cable or internet delinquencies or collections.   

We took pictures on our cell phones and blasted it out to all of our friends and family and just asked "Do you know anyone who is looking to rent a home in 2 months for $____ per month"? 

They also tell you that you'll get Kris's personal cell phone number.. ha. yeah right. the guy legit never responds and when you call, it goes to a pre-recorded message that sounds soooo fake - its clearly not his real number and he doesn't get back to you with any valuable information.

But, ultimately we go with whichever makes the other side of the transaction comfortable. 

Also, make sure to get pre-qualified from a lender for which ever loan product that you wish to utilize so that you can shop effectively.

I’d at least raise the rents that $100 to market or 25%, whichever is more.

Thanks in advance Florida is a super lien state, so depending on when the condo was created the entire lien amount could be owed by the buyer or a portion (I believe lower of 1% of the purchase price the person being foreclosed upon paid or 12 months HOA fees, whichever is lower).Definitely will want to look into that.
