Is there a waterfall distribution being done after sale?

Specifically, the equity positions, ownership percentages, etc. would be part of what is referred to as waterfall distribution/calculations in structured finance.

Again, other might feel differently here.b) Skin in the game: as a conservative investor, I understand that the dirty secret of industries that the waterfall compensation is in the line with me and incentivizes sponsors to take more risk.

However the cash flow is derived, you can then set up the waterfall or distributions to the members including the manager and show what the proposed investors net return would be from the investment.

In that situation you end up working for free for long periods of time.I like to setup a waterfall for the returns on sale. 

Is it easier to get in and out of the property across the street compared to yours.You really can't compare the two with different amenities.That would be like buying  a larger older apartment building with bare bones versus comparing rents with a newer building with a pool with waterfall, tennis courts, workout room, clubhouse, walking trails, in unit laundry etc.You have to make sure apples to apples. make sure you make money going in and any rental increase is icing and not money you need to make the deal work.
