I use the same mask when Iam forced to work with stuff that has nasty fumes in enclosed spaces, but switch out the round pink particulate filters for organic vapor cartridges.It's a bit Breaking Baddish, but it gets the job done.

The crawl also appears to be quite moist, since there weren't any vapor barriers set up to prevent moisture from building up.I am worried that over time the soil could shift, causing the supports to give way.

It's cheap, will take up very minor irregularities, is a good vapor barrier, and comes with preprinted straight lines that can help you keep your flooring oriented.

Here is what I am thinking of doing:remove drywall from walls to pinpoint any leaking causing high wall moisture, fix any leaksremove about a foot worth of dirt from the floor to have over 7' of ceiling heightadd cement to dirt flooring so there is flat spaceAdd a vapor barrierAdd flooringClear potential moldAdd new drywallReplace flooring and bathroom showerBecause I've never managed a project to this extent, I wanted to see if anyone had advice on how to prepare for contractors.

My attorney has not taken responsibility for accepting the estimate.The test results I have now far exceed state recommendations and vapors are present .Most vapors Are detected in and around the master bedroomMajority of the contamination is under the foundation of the home.The attorney emailed me when we initially found out there was oil on the property that we would get all the necessary documentation associated with the cleanup.Another issue is the sellers stated that the oil tank was removed and now there is a high likelihood that the oil tank still remains undergroundAt the closing , which we were not informed was going to happen, she closed for us without our consent and did not get any of the required documentation.Atty also didn’t realize the property consisted of two lots and only acquired 1 deed at closing.

Usually, there is structure between with insulation.If this is not the case, you will want to cover the brick with an insulator and a vapor barrier so you don't get condensation in the wall,

Also bear in mind that depending on age and type of construction, the garage may not be able to be permitted as 'living space' due to slab PSI/steel pattern/vapor barrier.
