Most times it is completely and utterly unrelated to the current market value of a property unless it has sold within 6 months and was reassessed at that time.

The bounced check was especially disconcerting and I’m worried that when the current tenants lease is up in June that the whole song and dance will start over from the beginning while he continues to generate monthly cashflow instead of putting the house on the market - even more so since he has been utterly unreliable in remitting my half of the rent.

We have asked them multiple times not to smoke in the home (after becoming aware of the fact that they were when our daughter went to the home to pick up some personal items left behind) and they continue with utter disregard of the household rules.

So I’m finding myself unable to wrap my head around a certain aspect of Hard Money Lending as I go through my first deal.I’m currently using an online HML provider, LimaOne, and received “Fix n’ Flip” funding for 90% of purchase + rehab costs.Closing has happened successfully (albeit with a few funding hiccups), and now that I’m heading into the rehabbing stage, I’m utterly perplexed by an aspect of their funding model — specifically, their rehab funding process  During closing, LimaOne placed the entire rehab budget into an Escrow account and will deliver me the funds on a reimbursement basis.
