Replying to this thread that’s 6 years old to see if anyone has seen an update in the law? 

Make sure it’s updated though as the IRS will ask for it to be produced quickly.

Yea, the guide is a living document that I've updated several times throughout the years.

This simple update has big implications for property owners, allowing small repairs and maintenance to be handled more quickly and affordably.

The property had significant upside potential as it was priced below market value and required mostly cosmetic updates.

New occupants will be coming soon, but in a 3 family, i have set of excellent student tenants that renewed.That said, many landlord insurance policies have exclusions for students, so I am trying to gather info on updating a policy to consider the fact that the building is only going to be 33% student occupied.
