If you can service your minimums every month, start another savings account and squirrel money away for a rental down payment of 20%, then make sure you have 6 months reserves.

It is giving me a "squirrel" moment.

Had some problems with squirrels and pigeons. 

Usually due to falling trees/debris and squirrels.

Since the crash we have only had 1.5 months of unplanned vacancy.  

It requires a secret squirrel answer.

Murder boards are helpful too, however unplanned.

However I’m wondering if that will be a mistake as by the time I’m done pretty much everything will be done with the house, new HVAC (unplanned) and huge trees being trimmed to name a couple big items I planned to tackle down the road.
