One model I’m seeing investors doing is the rent by the room strategy / padsplit.IF done right, you can turn a single family home to function like a multiplex - increasing the cash flow by double, even triple oftentimes.Has to be the right property of course / layout / characteristics to minimize drama and conflict between roommates / tenants since it’s a longer stay than STR and spaces are shared but with the right set up and systems in place in can be extremely effective and super profitable.You can easily switch from STR to MTR since it’s already furnished and just make a few tweaks.I can definitely help you put some ideas together or connect you with some investors I know doing it in Jacksonville FL.

If you have a genuine answer for that I am curious to hear. this^^^ if you buy a property you are happy in and can comfortably afford thats fantasic, if it happens to be a good investment as well even better, if you buy an investment property to live in and you don't like living there & the investment goes south, both strong possiblities in baltimore multi family and you've exhausted your life saving's you are triple screwed.

The biggest problem was that the pricing really starts to get out of whack as you add properties.So while it's somewhat price competitive for 1 or 2 properties by the time you get to 5 or 6 properties it's almost triple the cost of Ownerrez.

If that time frame has passed you need to send the entire security deposit back or they could go to court and could get triple damages.
