Just from my own experience, if you were not going to separate the heat, electrical, or plumbing, I would do it anyway. 

I'm not a lawyer or anything and don't have any experience with the ones I've wrote in the past in court. 

From my perspective, it seems like stretching the budget is almost a necessity to afford a property big enough to house hack in Denver—even with a good job.Looking forward to hearing your thoughts and experiences!
