It's a little bit frustrating that the prices people in other parts of the country are paying for SFR's will barely get you a 1-bedroom condo around here, but I guess that comes with the territory - living in an area with a very stable job market and per capita income on the higher side does have its benefits.

For me to be able to do it the way I want to I'd have to find a broker that will let me cherry pick notes from my home territory, but there shouldn't be a shortage in a metropolitan area of over 4M people in one of the areas most affected by the real estate bubble.

I'm digging into technical territory on that and didn't take notes from my conversation with the attorney, but suffice it to say that it can't be gifted at the end.

I just keep expanding geographical territory and look a little harder for deals.
