Obviously, you should strive to cash flow once both sides are rented.

I think you are doing a great job @Sean EzeamamaI lowered the price to $1200 and days later locked down my second tenant. 2/3 units are rented, I'm about breakeven with one additional unit to rent.Thanks so much for the kind words, will keep striving to learn and improve.

I don't have a big wealth of experience here, but here are my thoughts.IMHO (and I do mean very humble) the best practice is to start with your buyers, OR be prepared to backstop your own deals (buy them yourself if needed).I am not a wholesaler and do not really strive to be, but I have done an assignment or two. 

We strive to be your second example and it's at the point now I tell prospective clients we are the best around.

The Panhandle strives on STR, so the risk of rules and regulations against it is very minimal vs a city that has industry also. ( Atlanta, LA, etc) Best of luck to you!
