I agree with @Murali Jesudoss, I had pulled back from investing when things got super crazy in the last year or so, but I believe things are stabilizing and deals will start to become more attractive. 

Areas on the outskirts or neighborhoods that are transitioning could be worth exploring, where you might find a better deal compared to the city center.Another option could be looking at multi-family properties, which can offer better cash flow than single-family homes.

To minimize upfront costs, explore down payment assistance programs, creative financing strategies like seller financing, or rent-to-own agreements. 

We’re relatively new to real estate investing but are eager to learn and start building a portfolio.

And while a 1031 exchange isn’t an option, some people explore alternatives like installment sales to spread out taxes or even tweaking the investment structure so your returns are treated as interest instead of equity.There are definitely some creative strategies out there. 

I bet that essentially no one is starting new construction projects, which bodes extremely well for owners 2-4 years from now.- Prices for insurance policies will never go back down, but it is not unreasonable to expect costs to rise at a more predictable pace from here.

Starting off you will not do a zero sum investment plus get other people to invest.  

One option might be to explore adding air purifiers or filters directly into the system to help mitigate odors.

Let me start by saying that they are both great shows and I think Dave Meyer is great, as are the other present and past guests of both shows.
