Just wanted some Input as to where would my Marketing Dollars be best spent?

In the area where I am in CA, prices are through the roof, as is demand, therefore; we have a lot of homes sold for shared housing situations.  

This is the first time I have done something like this, where it was for other reasons besides not paying rent. 

You hit the nail on the head...that's where the SFH to Duplex conversion gets financially unrealistic.

Instead of discussing the possibility of owner finance with sellers - what if I offered the opportunity to  JV where they are the equity partner?   

I'm wondering if there is ever the case where an Inspection is OK from the buyer, and if so, what are some things to lookout for?

Our two story more family homes started at 500k and have ended up at 675k to 725k.. with our original nets at 100k ( was the goal) to now we are 100k to 150k NET NET NET on those.. we have 17 more to deliver and 11 are presold at those high numbers and so if I can keep lumber where i need it we should have a very nice last year of the project.

It is usually difficult to take money against it from the bank, it might not be a 1:1 value add - meaning if you invest 100k into an adu it might not raise your value by 100kThat being said, it can be pretty lucrative especially in expensive and sunny CA - since building lots are no where to be found and existing real estate returns are very poor.My partner builds these units.
