Having a full renovated home in the inner city is like being a sitting duck.

If all you are doing is just sitting and waiting for tapes to come to you, you will eventually find some deals, but it will take a lot longer and you will have to kiss a lot of frogs before you find the princes. 

Sitting on 10 acres , build a few more houses 

Scheduling is the hardest part of construction , good subcontractors are not sitting home waiting for the phone to ring , they are scheduled out weeks if not months ahead of time .

If you can sit on the sidelines and be choosy this requirement is fine, but you are going to have to kiss a lot of frogs before you find someone with that much cash on a wrap sale transaction...it may take 6+ months unless you advertise like a mad man3.

To clarify another point @Tiarnan Gormley: I EMPHATICALLY disagree with any & all advice being given of: sit-tight..... wait..... be patient.... watch paint dry..... do nothing..... 

If you were to try and rent anything for $1,500 plus they would just sit vacant.  

Don't leave money sitting on an exchange. 

DOM is creeping up, properties are sitting, and appraisals are not coming in where the borrower expected.

Sit down with a tax accountant and a realtor in your market walk thru the above with them.
