Assuming it simply won't happen, is failure to plan.

If you do decide to help them out and rent continues to be late simply have a talk wiht them and remind them that rent helps pay your bills and since you did them a solid ask for the same in return.  

And of course simply have it demo-ed.

Installing an efficiency kitchen can be done very simply; really renting out a room as a JADU is not very different than just renting out a room except having more privacy if you make it that way.

If I had been tracking the assets via accounting, I would simply make a journal entry showing the LLC's assets and liabilities going to zero and transferring them to the Holding LLC or the LLC Members.

Others have simply created a new listing and had the seller notify guests about the change.

At this point, I simply want to move on and feel the exit interview is a final attempt to have me sign things that I don't agree to.
