The most concerning piece here is that Norada is still actively raising money from their investors as if nothing is happening!

How you buy the deal isn't always the most important piece. 

A lot of loans require that you already own the land outright before they will provide funding but there are tons of different options.Once you have the funding piece figured out, I would discuss with a builder and try to price it out.

Typical retail lots sold on the market for $55-60k a piece, an off market lot from a wholesaler usually come in around $45k a piece.

This would also likely be unenforceable due to no authority to sign such an unnecessary piece of paper onbehalf of the remote buyer. 

Some general tips in that same vein are to make your content likable, relatable and shareable.One technical piece of advice I'll pass along is that audio quality is more important than fancy video quality.
