money dont care

In my LLC I buy more sub-performing and non-performing notes with investor money, that's my version of the VARIABLE portfolio.

Not easy money but worth the sacrifices in the end. 

You can be the money partner, and the other partner can manage the operations and then you can both split the profit. 

You mean I have to spend money on the place after I buy it?

(Or “neighborhood experts”) You can offer some money too.

Why not save more money and look at higher value properties?

It took them 3 months to get my money invested and paying monthly.

I see too many investors now, put a significant amount of money in rehab costs and over leverage themselves on hard money loans with low down payments, their properties are not selling and they are lucky to just payoff their current hard money loan via a DSCR refinance. 

Anyway I can remove paint without have to spend money on putting new LVP in all the rooms covering about 1000 square feet.
