Conversely, you are pre approved for $3M, then the world is your oyster for properties.If you are thinking of moving, think about the lifestyle you want.

The return percentage is the same, but the impact to lifestyle is, presumably, vastly different.  

In most areas of the country, both vacant and improved land will have some kind of property taxes (minus religious organizations and few other exceptions).

It also opens you up to one of the major ways to lose in this business which is a forced sale down the road because the property doesn’t pay for itself.I’m not religious about cash flow but this is a lot of risk you’re taking here.
