I think you should also confirm to them what lease renewal terms you are offering them so they can make an informed decision.If you make the repairs, you'll create some goodwill with the tenant and they will be more likely to renew.

If you can split each into 3 or more lots and put a 2020 mobile home on each lot, I think you would get more bang for your buck.

If you are trying to get a cash out refi, I would think the bank would want to see the correct type of insurance for the business you are running.
