This is not my forever home.Do you have have renovation ideas/items I should I implement to save $ or headaches in the long run with tenants.For example- a recessed dryer vent so the dryer can flush to the wall,- drain pan- a hybrid heat pump water heater to save $ in the long run.- smurf tubing- sound proofing between the roomsWhat items do you wish you install that is causing headaches?

I think this, combined with a healthy positive cash flow would protect me if vacancies go up during a recession (which is usually the opposite, I heard anyway) or rents stagnate.I'll let somebody who lived through 08-09 without getting "burned" chime in here and hopefully provide some wisdom!

We typicall upgade lighting by popping in recessed LEDs on dimmers where previously lamps on switched outlets were used, maybe some paint or LVP, but usually not much.

Colorado is a solidly blue state now, used to be purplish, but we're still better than every other state in every way (most consistent appreciation, increasing rents, population growth, recreation opportunities, moderate climate, recession-proof jobs in diverse industries, desirability, affordability, landlord friendly laws, the list goes on...).
