I agree with John, as long as you have someone to call for any issue that may arise, then you are good to go.Make sure you have smart devices like locks and thermostats that you can control from your phone.The most important person you will need is a reliable cleaner!!

So, basically when your tenants don't have heat, unless the issue is that they turned off the thermostat, the home warranty is useless.Good luck.

The HVAC unit is working no more or less by conditioning that space, so long as it's a) not pulling return air from the common space, b) is not reading a thermostat temperature from the common space, and c) not dumping an incredible amount of air into the space (all of which should not be happening regardless).
